Why a new home inspection is a good idea.

It is often asked why there is a need to spend money on an inspection for a newly constructed home, shouldn't a newly constructed property be sound and well built? Well, property construction is a complicated process and there can be numerous oversights made by builders and contractors throughout the process.

Issues with new homes can range from inadvertent omissions right through to just plain bad construction practices. It is extremely important to identify components and elements of a new property that have been poorly completed or simply left out. A quality new home inspection can uncover any such construction oversights which can then be rectified by the contractor before the close of the transaction.

It is extremely common that new home inspections will identify defects that, if left unchecked, could be costly and difficult to repair in the future. Some common defects uncovered during a new home inspection include incomplete plumbing, missing or incomplete roofing, poorly installed guttering, incomplete electrical systems and many others.

New home construction is a complex process which involves the combined services of many subcontractors. These subcontractors are relying on everyone else doing thier jobs in a specific time frame and are often working on more than one home at the same time, so when delays occur it can cause significant difficulties which can result in unintended oversights or omissions. A qualified building inspector will be able to locate any such problems and allow you to take the appropriate steps to rectify the situation before the sale of the property is finalised.

New homes are rarely perfect, a qualified building inspector can ensure that you are fully aware of the actual condition of a property and allow you to make your new home purchase with confidence.
