Common issues identified during a building inspection

Improper Surface Grading and Drainage Issues
This is a common issue and is responsible for many household concerns including water penetration into unwanted areas leading to damage. Inadequate drainage leaves numerous signs that will be apparent to a qualified building inspector. 

Roof Damage
Leaking due to old or damaged tiles or improper flushing or inadequate drainage is a common issue and will be picked up by a building inspector.

Electrical Issues and Improper Wiring
Electrical issues can range from incorrectly fitted light fixtures to unsafe wiring which can be a danger to not only the occupants but the building itself. 

Roof Damage
Leaking due to old or damaged tiles or improper flushing or inadequate drainage is a common issue and will be picked up by a building inspector.

Structural Issues
A building inspector will report on structural issues within a property such as problems with foundation walls, rafters, window framing, floor joists and door headers and other such structural issues.

Plumbing
Poor or faulty plumbing within a property can lead to a whole host of related problems, a building inspection will uncover issues with old or poorly fitted piping, faulty piping fixtures and problems with waste lines.

Poor overall condition of the property
The general condition of a property can be an important factor to consider, a building inspector will report on the general state of a property including cracked and damaged painted surfaces, crumbling brickwork or masonry, damaged appliances and broken fixtures and other general issues.

Exterior Issues
This includes exterior elements of a property such as doors, windows, guttering and wall surfaces. These issues usually do not pose any structural problems however may simply be a discomfort to the occupants of a property. Issues may include inadequate sealing or weather proofing and general degradation.

Ventilation Issues
Oversealing of a property and poor ventilation can lead to excessive moisture within a property which can cause rotting and failure of the structure of the property and degradation of other elements, issues such as these will be investigated during a building inspection.
